Welcome to ZionsHaven.com. These Terms & Conditions (“Terms”) govern your use of our website and the booking of our vacation rental property. By accessing our website or making a reservation, you agree to comply with these Terms.

1. Booking Agreement

By completing a reservation through ZionsHaven.com, you confirm that:

  • You are at least 21 years of age.
  • You have the legal authority to enter into this rental agreement.
  • The information provided during booking is accurate and complete.
  • You agree to comply with all house rules and property policies.

Reservations are not guaranteed until payment is successfully processed and a booking confirmation is issued.

2. Property Information

ZionsHaven is a privately owned vacation rental designed to provide guests with a comfortable and memorable stay near Zion National Park. While we strive to ensure all information, photos, descriptions, and amenities are accurate, minor differences may occur due to updates, maintenance, or seasonal changes.

3. Rates & Payments

Rental rates are displayed in U.S. Dollars (USD).

Your total reservation cost may include:

  • Nightly accommodation charges
  • Applicable taxes
  • Cleaning fee
  • Optional additional services (if selected)
  • Any required security deposit (if applicable)

Accepted payment methods may include credit cards, PayPal, or other payment methods displayed during checkout.

4. Reservation Confirmation

Your reservation is considered confirmed only after:

  • Payment has been successfully received (or an approved deposit has been paid, if applicable).
  • You receive an official booking confirmation email from ZionsHaven.

5. Cancellation Policy

Cancellation terms are displayed during the booking process and form part of your reservation agreement.

Unless otherwise stated:

  • Guests may cancel according to the cancellation policy selected during booking.
  • Refund eligibility depends on the cancellation date and the reservation terms.
  • Service fees and payment processing fees may be non-refundable where permitted by law.

6. Check-In & Check-Out

Standard times are:

  • Check-in: 3:00 PM
  • Check-out: 11:00 AM

Early check-in or late check-out requests are subject to availability and may incur additional charges.

7. Occupancy

Only the number of guests listed in the reservation may occupy the property.

Unauthorized guests, parties, or events are strictly prohibited unless prior written approval has been obtained.

Violation of occupancy limits may result in immediate termination of the reservation without refund.

8. House Rules

Guests agree to:

  • Treat the property with care and respect.
  • Keep the property clean during their stay.
  • Follow all posted safety instructions.
  • Respect neighbors and maintain reasonable noise levels.
  • Comply with all local laws and community regulations.

Smoking is prohibited inside the property unless otherwise stated.

9. Pets

Pets are permitted only with prior approval and when the applicable pet fee has been paid, if required.

Guests are responsible for:

  • Cleaning up after their pets.
  • Preventing damage to the property.
  • Ensuring pets do not disturb neighboring properties.

Unauthorized pets may result in additional cleaning or damage charges.

10. Damage to Property

Guests are responsible for any damage caused during their stay beyond normal wear and tear.

Repair or replacement costs may be charged to the payment method used for the reservation when permitted by law.

11. Liability

Guests assume responsibility for their own safety and the safety of all members of their party.

ZionsHaven is not responsible for:

  • Loss or theft of personal belongings.
  • Injuries resulting from misuse of the property or amenities.
  • Weather conditions, natural disasters, road closures, or circumstances beyond our reasonable control.

Nothing in these Terms limits liability where such limitation is prohibited by applicable law.

12. Website Use

You agree not to:

  • Use the website for unlawful purposes.
  • Attempt to interfere with the website’s operation or security.
  • Copy, reproduce, or distribute website content without prior written permission.

All website content, including text, images, branding, and logos, is the property of ZionsHaven or its licensors.

13. Privacy

Your use of ZionsHaven.com is also governed by our Privacy Policy, which explains how we collect, use, and protect your personal information.

14. Force Majeure

ZionsHaven shall not be liable for delays, cancellations, or inability to provide accommodations due to events beyond our reasonable control, including but not limited to:

  • Natural disasters
  • Wildfires
  • Flooding
  • Government restrictions
  • Utility failures
  • Public health emergencies
  • Severe weather events

15. Governing Law

These Terms & Conditions are governed by the laws of the State of Utah, without regard to its conflict of law principles.

Any disputes arising from these Terms or your reservation shall be resolved in the appropriate state or federal courts located in Utah, unless applicable law requires otherwise.

16. Changes to These Terms

We reserve the right to update these Terms & Conditions at any time.

Any revisions become effective immediately upon publication on this website.

Guests are encouraged to review these Terms before making each reservation.
